FAQs Regarding Fractional Ownership

What is the Hotel des Artistes- Punta de Mita Beach Club &    Spa?

It is a member-owned luxury boutique hotel condominium development located on the beach in Anclote, Punta de Mita , Mexico.

We are offering 10 units for full ownership and 2 units for fractional ownership selling in 4 week increments by the month.

How many fractions will be sold?

Twenty four (24) fractions in increments of four weeks per year.

Can owners sell their fraction?

Yes. Ownership can be sold as in any real estate transaction. The club regulations require that any fraction that is for sale must be offered first to the members of the specific condominium and then to the group as a whole. This is known as the first right of refusal and is designed to give the existing owners an opportunity to increase their holdings before new members are secured. This system also provides the potential seller with an immediate market for ease of selling his or her fraction.

Can I rent my condominium?

Yes.  Owners may rent their units thru the management company at the Hotel des Artistes-Punta de Mita Beach Club & Spa subject to the terms, provisions, and conditions hereof and other club requirements. 

Do owners pay check-out fees when they stay at the Hotel des Artistes- Punta de Mita
   Beach Club and Spa?

Yes.  A housekeeping fee upon check-out of $100.00, not including any incidental charges. Daily Housekeeping fee is $40.00.

Will the Hotel des Artistes-Punta de Mita Beach Club and Spa be open to the public?

Yes. The restaurant and bar, treatment room is open to the public.  The Athletic Club, Spa project, BAR, RESTAURANT AND SPA ALL OPEN TO THE PUBLIC

When in check-in and check-out time?

Check-in time: 3:00 PM.  Check-out time: Noon

Will high speed internet, satellite TV, cable, and DVD be available?

Yes.

Can I smoke at Punta de Mita Beach Club and Spa?

No. Smoking is prohibited inside the residences. Designated areas will be available for smokers.

May I bring my pets to Punta de Mita Beach Club and Spa?

Yes. However all guests will be responsible for any damage incurred in their condominium. We do not recommend it.

Do owners pay annual dues?

Yes, the annual dues pay for the professional management and operation of this project. These include membership privileges, supplies, insurance, maintenance, staff salaries, utilities, refuse,  cable satellite television, , high internet, security, landscaping and a reserve fund for the replacement and /or refurbishing of club facilities.

Who established the dues and controls the operations of Punta de Mita Beach Club and Spa?

The Board of Directors and Owners Association establishes budgets and dues on an annual basis.

Who owns the restaurant, bar and spa?

The developers will own and operate the restaurant, bar and spa.

How do fractionals differ from time shares?

Fractionals are more exclusive and include many more luxury amenities and services than timeshares.  They tend to be larger, and more exclusively furnished than timeshares. 

Timeshares are typically for one to two weeks per year. Fractionals offer from two weeks to twenty four weeks, and they don't necessarily have to be consecutive weeks.
