What is the Hotel des Artistes?

Hotel des Artistes is a Boutique Residential Hotel, with only twelve 2 & 3 bedroom homes, located on the beach in Punta de Mita, Mexico.

What are my rights as an owner in Mexico?

The same as they are in the U.S. and Canada. Ownership is held in perpetuity through 50 year renewable terms. Therefore, you can sell, will, loan, allow family to use, or rent your time. Unlike mose properties of shared ownership, the Hotel des Artistes handle the rentals and property management for you.

Can owners sell their property?

Yes. The management company has a first right of refusal to purchase the home. This gives existing owners an opportunity to increase their holdings before new members are brought into the ownership. This system also provides the potential seller with a bountiful market for ease of selling their real estate. Additionally, Partners that own a 1/4th interest, can move their equity to full ownership as long as there is a home available.

Can owners rent their Hotel Residence out for income?

Yes. Owners can rent their Residence out through the Hotel des Artistes management company subject to the terms, provisions and conditions of the Hotel Rental Agreement.

Do owners and Private Partners pay a fee when checking in or out of the Hotel.

No. We offer “Effortless Ownership” which means all fees are included in one easy annual payment. No hidden fees, or the irritation of monthly bills.

Do you allow pets?

Yes, but not in every suite. We are a pet friendly residential hotel but an additional cleaning fee will be charged. If you are allergic to pets, please let us know and we will put you in a specially designated room.

Do you allow smoking?

No. All residences are non-smoking. However, there are designated area provided for smokers.

Who established the annual dues and controls the “Operations of the Hotel?”

The Board of Directors with approval of the Home Owners Association establishes, budgets and dues on an annual basis. All funds collected go to the improvement, maintenance or reserves for the property.

Who owns the restaurant, bar and spa?

The developers are the owners and operators of the restaurant, bar and spa.
